We’ll manage the sale from start to finish including solicitors and paperwork. And once your new home is ready, you can move straight in with no hassle.

And for that extra benefit, we’ll also contribute £thousands* towards your legal fees, removal costs, stamp duty, and flooring. It’s our way of helping you move with complete confidence and with fewer unexpected expenses.

PART EXCHANGE HOW IT WORKS

With Part Exchange, moving into your new Allison home is straightforward from start to finish. Once you’ve chosen your new home, we’ll check if your current property qualifies. Then, we arrange at least two independent valuations to determine a fair price, offering you 100% market value.

Once you accept, we become your guaranteed buyer. That means you won’t have to list your home, host viewings, or wait for an offer. We’ll manage the entire sale, including legal work and paperwork, so everything is handled for you. And when your new home is ready, you simply move in—no delays, no chains, and no stress.

TERMS AND CONDITIONS – PART EXCHANGE PLUS

Offer is only available on selected plots and developments by Allison Homes and is subject to availability and build stage.

Offer may require your reservation and exchange to take place by particular dates which may vary for different properties.

The level and combination of additional incentives available under Part Exchange PLUS may vary by development or individual plot.

Any offer is subject to contract and status.

Allison Homes’ contribution (if applicable) will be deducted from your completion statement on legal completion of your property. There is no cash alternative to the value of the offer.

The offer is subject to the purchaser providing satisfactory evidence (at the sole discretion of Allison Homes Limited) of the financial ability to complete the purchase within the required timeframe.

Offers cannot be used in conjunction with any other offer unless expressly stated otherwise.

Allison Homes reserves the right to withdraw or alter an offer at any time prior to the payment of the reservation fee for the relevant property.

If a purchaser withdraws from or otherwise fails to complete the purchase for any reason, the incentivised offer or scheme will be withdrawn, and Allison Homes will be under no obligation to pay or allow the value of the contribution or allowance to the purchaser or to make an equivalent offer to them on any future reservation.

Deposit Contribution

Allison Homes may offer to contribute up to a maximum of 5% deposit, payable at the time of legal completion and subject to lender’s criteria. Allison Homes will credit the deposit contribution against the purchase price on legal completion. This will reduce the total amount payable by the purchaser by the value of the contribution. Allison Homes will not be responsible for ensuring that multiple purchasers of a property receive their proportionate share of any monies allowed under this offer.

Legal Fees

Where applicable, Allison Homes will contribute towards legal fees by applying a credit of the agreed amount against the purchase price on legal completion. This will reduce the total price the purchaser pays. The contribution will not be paid directly to any service provider or the purchaser, and there is no cash alternative. The purchaser is responsible for arranging and paying the legal services provider directly in accordance with their terms.

Removal Fees

Where applicable, Allison Homes will contribute towards removal fees by applying a credit of the agreed amount against the purchase price on legal completion. This will reduce the total price the purchaser pays. The contribution will not be paid directly to any service provider or the purchaser, and there is no cash alternative. The purchaser is responsible for arranging and paying the removal company directly in accordance with their terms.

Stamp Duty

Allison Homes may offer a Stamp Duty contribution. The amount will be specified at the point of reservation and calculated by the sales executive based on the property value and the purchaser’s individual circumstances.

The contribution will be credited against the purchase price on legal completion. In the event that Stamp Duty rates change, Allison Homes reserves the right to vary or withdraw the contribution. No cash alternative will be provided.

Flooring Included

Allison Homes will provide flooring (including installation) at the new build property up to an equivalent value of 5% of the purchase price.

Purchasers can select from a range of eligible flooring options, which may vary from time to time and may be subject to availability, the build phase of the property, and other factors beyond Allison Homes’ control. In some cases, pre-selected flooring may be offered. No cash alternative, equivalent or refund is available.

Purchasers should speak with a sales executive regarding any deadlines or limitations relating to flooring selections or other personalisation options.

Offers may not be acceptable to some lenders or may lead to refusal to provide a mortgage based on your circumstances. Allison Homes will not be liable for the refusal of a mortgage based on the borrower’s individual circumstances which leads to the loss of any reservation fee.

Allison Homes Limited is not authorised by the Financial Conduct Authority and therefore cannot provide any financial advice, including advice in relation to mortgages. Any advice in this respect must be obtained from a regulated mortgage adviser.
