With Deposit Unlock, you can buy a brand-new home with just a 5% deposit*. This innovative scheme, created by The Home Builders Federation (HBF) in partnership with lenders and housebuilders, helps you secure a 95% mortgage backed by a unique insurance scheme. Unlike the Help to Buy program, which had regional price caps and was only for first-time buyers, Deposit Unlock is available to everyone and allows you to borrow on homes valued up to £833,250*.
Here’s how it works:
- Low Deposit: Only a 5% deposit is needed to get started.
- 95% Mortgage: Obtain a 95% mortgage through participating lenders, thanks to the scheme’s insurance.

How do I apply
Applying for Deposit Unlock is simple and stress-free:
- Find Your Home: Explore our selection of beautiful new build homes eligible for the scheme.
- Talk to a Lender: Get in touch with your Allison Homes Sales Executive who can put in contact with one of the friendly lenders supporting the scheme, such as Nationwide, Accord, and Newcastle.
- Get Your Mortgage: With your 5% deposit, apply for a 95% mortgage through your chosen lender.
- Complete the Purchase: Follow the usual home-buying steps, with our team here to support you every step of the way.
What are the restrictions?
- Participating Lenders: You must secure your mortgage through one of the participating lenders.
- Affordability Checks: Standard lender affordability checks and criteria apply.
- Maximum Loan Amount: The maximum loan amount varies by lender, with Nationwide offering loans up to £750,000.
- Buyer Eligibility: The scheme is open to both first-time buyers and existing homeowners.
- Property Value: Eligible homes can be valued up to £833,250*.
