Building a future for Yaxley

Allison Homes is bringing forward proposals to build around 90 new homes on land off Main Street in Yaxley, Huntingdonshire.

This site has been promoted for residential development since 2017 and was positively assessed in Huntingdonshire District Council’s 2024 Land Availability Assessment (LAA) as an area identified as being suitable for future housing.

OUR PROPOSALS

Our proposals aim to deliver a range of new homes, from smaller starter properties to family houses, all designed to meet local needs. We will ensure that at least 40% of the homes will be affordable, available for rent or purchase below market value, helping more local people find a home in Yaxley.

In addition to new homes, our plans would include a range of features, such as:

  • Energy efficient homes built to the latest building regulations and incorporating solar panels, ev chargers, and electric heating – prioritising a fabric first approach.
  • Access from Main Street with vehicle and cycle parking provided for each property in accordance with the local parking and cycle provision standards.
  • A new footway along Main Street to tie into existing provisions and improve connections to the wider area.
  • Additional boundary planting to provide a new landscape buffer to the site.
  • Provision for public open space to the south and the retention and enhancement of the public right of way to the west.
  • A Sustainable Urban Drainage System (SuDS) to naturally manage surface water while creating attractive landscape areas.
  • Creation of a new children’s play area.
  • A community orchard benefiting existing and new residents
  • Financial contributions to local services through section 106 contributions and the Community Infrastructure Levy.

Together, these elements are designed to create a welcoming and sustainable new neighbourhood that blends with Yaxley’s existing surroundings.

Next Steps

Once we have reviewed all community feedback, we will finalise our proposal and submit our planning application to Huntingdonshire District Council for consideration. The Council will then carry out its own consultation before deciding whether the scheme should proceed.
