Thank you for visiting the consultation website for our reserved matters planning application to create 150 new homes on land off Birch Road in Landkey.

Outline planning permission for up to 150 new homes was granted by North Devon Council in April 2023. This established the principles of development and infrastructure provisions that any future planning application needs to consider.

The next stage is for us to create and submit detailed designs and layouts for the new homes, as well as detailed plans for highways, drainage and green infrastructure, known as a ‘reserved matters’ planning application. The final areas left to be approved relate to landscape, layout, scale and appearance. All these areas are now being considered as part of our reserved matters planning application. We are seeking your constructive feedback that we can incorporate into our final scheme.

    • £250,000 towards improving the A361 Landkey Junction and Birch Road

    • £353,621 to support green infrastructure
    • £205,000 towards extra bus services
    • £72,672 towards NHS services
  • Green’ infrastructure connecting the new development to Millenium Green and the Tarka Trail, including informal and formal walking, allotments and a Locally Equipped Area of Play
